Our strategy is to focus on select projects based upon a discrete set of metrics and core characteristics in 37 metropolitan areas within the continental United States. We do not try to be all things to all people. We have significant 'real-world' experience in each of these cities.

In addition to our experience in each of these locales, we used a fact-based set of metrics such as job creation, wage gains, technological development, industry mix, colleges and universities, health care, natural and man-made infrastructure, etc., in selecting these specific geographic areas.
Strategic Focus
We use proprietary research to focus on 37 Unique MSAs in the continental United States.
While others brag about how much money they have deployed and how many different cities and states they have invested in, we do not invest outside of these 37 MSAs.
Another key differentiator between us and others is that we charge relatively low fees and try to ensure that the General Partner/Developer aligns its pecuniary interest with you/the investor. RTF receives a small percentage of the deal (under 5% of overall project value) and an up-front 3%-4% fee based upon the value of the project. We try and make our money as you make yours. Other than an initial fee, we make money only after you have made your money back AND a pre-defined rate of return on such money.
Off-Market Deals
With over 30 years in commercial real estate, our relationships are the key driver in finding valuable off-market deals.
What we bring to the table in addition to our unique strategy is unfettered access to off-market deals–that is, deals you would otherwise not see. Most of our competitors bid and purchase on highly marketed deals peddled by brokers to the highest bidder. Our adage is that 90% of value is made ‘on the buy’. That is, your going-in price speaks volumes about how successful you will be. If you purchase a highly-marketed real estate asset, even if it is on main and main, you will be paying a premium and your upside will be limited. We prefer to swim upstream.
Although it takes a lot more work on the front side, we have to cultivate relationships with owners and convince them to sell their assets ‘off-market,’ we retain a much higher degree of probability of realizing potential upside. With that said we often fail in convincing owners to sell off-market and fall more than we success. If that happens, we move on to the next deal.

Everything we do once a deal is secured, we her with you. As soon as a project gets started, the most fundamental value we embrace is open and transparent communication.
No matter the asset, project or deal, there always will be bumps in the road. The priority is to share those bumps early and traverse each bump together through transparency and communication. This ensures that we realize the most basic precepts of our firm: financial success and creating relationships that allow for repeat investing.
